Terms & Conditions

1. The Company reserves the right to accept or reject the bookings.
2. Cost of apartments, Car park and Private terrace subject to change without notice. Total cost of the flat as prevailing on the date of actual booking alone will apply and Agreement signed accordingly.
3. To confirm your buying and reservation, a booking amount fixed by Pinnacle Properties should be paid against the apartment/house.
4. Following payment of the booking amount, the buyers will agree to pay the balance payments towards their apartment/flat/house in regular intervals or in full, based on the time of their purchase that will be defined by Pinnacle Properties.
5. The payment schedule is fixed in correlation to the construction activities in the building. The payment schedule might vary for individual buyers based on the time of their purchase.
6. The buyers agree and take sole responsibility to arrange and make full payment towards the purchase of the apartment/home.
7.The buyers will be solely responsible to provide all the supporting documents needed for the initial agreements and the final registration.
8. Stamp duty @ 8% & Registration charges @ 1% are normally calculated on the actual consideration for the proportionate undivided share of land or on the prevailing Guideline value for the proportionate undivided share of land which ever is higher. Increase in Stamp Duty and Registration charges or increase in Guideline rate will lead to an increase in the Stamp duty and Registration charges, which will have to be borne by the buyer at the time of Registration.
9. If the registration takes place after commencement of construction activities at site then the charges payable include an additional element. This will be in proportion to the value of construction executed and estimated by the registration authorities. As such charges towards registration are to be borne by the buyers as estimated at the prevailing rates at the time of Registration.
10. Integrity Builders-Property Management Division reserves the right and mandate for the overall Property Management of all the Pinnacle Properties projects, which includes all Apartment Buildings; Residential Communities; Sub-Divisions and Commercial Buildings.
11. One Time Corpus Fund (Sinking Fund) is paid to ensure smooth functioning of the Property Management Division. The total amount collected will be handed over to the Integrity Builders-Property Management Division. Monthly maintenance charges of the building, common areas, landscaping, security services etc will be computed based on the total expenses plus the service charges charged by Integrity Builders-Property Management Division. The monthly maintenance and service charges are additional charges to be paid by all the buyers and residents of the building.
12. Statutory charges and levels payable to the Competent Authorities like T.N.E.B and Corporation of Coimbatore for water connection, UGDC sewage connection, assessment of property taxes etc., for obtaining service connections and such other charges that may be introduced prospectively or retrospectively, will be extra and is payable by the buyers prior to their taking possession of their flat.
